A former HSBC Bank at the heart of the Cotswolds could become a luxury boutique hotel and restaurant.

The former bank, overlooking Market Place in Chipping Norton, is being sold by Watling Real Estate with a guide price of £1.5 million.

The property, which dates back to the late 19th century, has full planning permission for the creation of a  Class C1 boutique hotel with 31 rooms, a restaurant, excavation of the rear garden, and reconfiguration of the interior.

Toby O’Sullivan, director at Watling Real Estate, said:

“The Cotswolds is home to many celebrities and very popular with visitors to the UK. It is seen as a prime tourist destination with TV shows such as ‘Clarkson’s Farm’ firmly establishing the area on the map.

“The property offers an exciting and unique opportunity for investors and hoteliers to tap into the rapid growth of tourism across the Cotswolds, with Soho Farmhouse, Daylesford Farm Shop, Bamford Wellness Spa, Diddly Squat Farm Shop, and The Farmer’s Dog, all within a 30-minute drive.”

The former bank is made up of two adjacent vacant character buildings totalling approximately 11,342 sq. ft. with a large rear garden.

Key features inside the property include two spectacular domed stained glass roof-lights within the former banking hall, and an ornate wooden staircase leading to the upper floors, with stone mullion stained glass window over.

Toby O’Sullivan added;

“The property has planning consent for change of use to a boutique hotel and restaurant however it also lends itself to various alternative uses, subject to planning, including serviced apartments, Airbnb-style accommodation, and various food and beverage, retail, or leisure uses on the lower ground and ground floors.

“We believe this would prove very attractive to the burgeoning Cotswold investor market, and there has already been considerable interest shown locally.”

In August 2025, the Cotswolds gained global attention with US vice-president JD Vance chose it for his annual vacation.

The area is also home to Sir David and Lady Beckham, Jeremy Clarkson, Kate Moss, Simon Cowell and Ellen DeGeneres and Portia de Rossi.
